A pay less notice is given when the payer intends to pay less than the notified sum. Under section 111 of the Housing Grants, Construction and Regeneration Act 1996 it must state the sum considered due and the basis of calculation, and be given no later than the prescribed period before the final date for payment.
Who it is for
It is written for quantity surveyors, commercial managers and contractors running JCT projects who want a consistent, auditable paper trail from first valuation to final account, without building their own spreadsheets and letters from scratch on every job.
How to use it
Enter the notified sum, list each deduction with its reason, and the notice shows the sum considered due. The guidance page explains the timing and content rules. Check the period in your own contract; where the contract is silent, the Scheme for Construction Contracts sets seven days before the final date.
